Please make sure that you understand the following Terms & Conditions. Acceptance of your booking is conditional on you signing them in agreement.
·     We reserve the right to change prices for accommodation/extras at any time. However, once your deposit has been paid, the balance of the rental cost is guaranteed against any change.
·    Cancellation by the guest. The initial reservation deposit is strictly none refundable due to cancellation by the guest.
 ·   Other Cancellation Fees. The full rental will automatically be forfeited on bookings cancelled within 6 weeks of the arrival date. 50% of the full rental will be forfeited on bookings cancelled over 6 weeks before the arrival date. Cancellations must be notified in writing, directly to F Proudman.
·     Cancellation by F Proudman. In the unlikely event that circumstances beyond the property owners control necessitate cancellation of the booking, we will refund any monies paid by the party leader. This refund is made without interest, or consequential loss of any kind
·      Adverse weather conditions are beyond the control of the owners so cancellations due to this will not result in a refund.
·        Cold weather conditions are beyond the control of the owners so pool heating that fails to heat up the pool to a favourable temperature will not result in a refund of the pool/spa heating charge.
·        A booking is accepted as valid once the completed booking form, together with the appropriate deposit and acceptance of our terms and conditions  have been received and the booking has been confirmed in writing by the owner to the guest (usually by e-mail)
·        The person who signs the booking form certifies that he/she is authorized to agree to the terms and conditions on behalf of all persons included on the booking form – including any additions/substitutions at a later date. The signatory must be a member of the party staying in the property and must be 21 years old or over.
·        We are unable to accept bookings from parties of young people under the age of 21 years.
·        There is strictly no smoking in the villa – ashtrays can be provided for the pool area
·        ANY LOSS OR DAMAGE TO GUESTS POSSESSIONS DUE TO BREAK-IN TO THE VILLA DURING GUESTS RENTAL PERIOD ARE NOT COVERED BY OWNERS INSURANCE. Guests must make sure that they are adequately covered and, if break-in is found to be through negligence, the owner may seek recompense – including withholding the security deposit.
·        No pets are allowed.
·        Deposits and payments must be made in accordance with the booking and payment procedure as laid out in these documents. Failure to comply will be deemed as a cancellation by the guest and will be subject to the cancellation charges detailed above.
·        A security deposit  of £250/$350 is payable 8 weeks before arrival date for groups of 12 and below ..or £350/$500 for groups over 12… at the same time as the balance of the booking fee. The guest is solely responsible for any damages/stains/breakages/shortages that may be caused to the property or its contents  during their stay. The security deposit will be refunded within 21 days subject to a satisfactory inspection of the house by the Management Company. However, if damages or missing items exceed the £250/$350 taken as security the guest shall be held responsible – and if recompense cannot be claimed, the guest consents and subjects themselves to the jurisdiction of the Florida Courts.
·        THE GUESTS STAYING AT THE PROPERTY ARE FAMILY GROUP(S) AND NOT SPORTS TEAMS,ETC. (If you are in any doubt about this part of our terms and conditions please contact the owner for clarification)
·          I agree to abide by the terms and conditions as set out above and represent all members of the party staying in the property
